What to check before you commit

  • Loading: dock or drive-in access, truck movement, deliveries and parking
  • Layout: clear height, column spacing, storage, office area and workflow
  • Utilities: available electrical service, water, sewer, heating and ventilation
  • Use: municipal approvals, lease restrictions, outdoor storage and hours of operation
  • Condition: roof, slab, systems, maintenance obligations and needed improvements
  • Economics: base rent, NNN or other charges, deposits, costs to prepare the space and opening timeline

Does NNN include every occupancy expense?

No. NNN means “triple net,” generally property taxes, building insurance and maintenance charges in addition to base rent. The lease determines the actual obligations. Utilities, repairs and improvements may create other costs. Start with the NNN explanation and occupancy budget calculator.
