The need

Blume was looking for a property to purchase for its business. The search had to account for both the location and the work the building would need before it could support the operation.

My role

I helped with the property search, offer preparation, and purchase process. When inspections identified unexpected repair needs, I worked through the findings with the buyer and used contractor estimates to support a revised offer. I coordinated with my brokerage, the seller’s agent, and the closing professionals as the transaction moved forward.

The outcome

Blume completed the property purchase. Inspection findings informed the negotiations, and I helped the buyer work through the revised terms and closing.

The need

Billetworkz needed space for its automotive-products manufacturing and e-commerce business. We considered buying an existing building, purchasing land for new construction, and leasing, with the business’s operating needs guiding the search.

My role

I helped evaluate those alternatives and introduced construction professionals while we explored building options. When a potential lot became unavailable, I continued the search. As leasing became the path forward, I developed proposals and coordinated revisions among the business owner, landlord, and attorneys, keeping the property requirements and lease terms connected.

The outcome

The search led to a signed lease in Willow Street. I stayed involved from the initial buy-or-build discussions through lease negotiations and signing.

The need

CNS Occupational Health was evaluating locations for a Harrisburg medical operation. The decision involved the suitability of the space, medical equipment requirements, improvements, and the responsibilities that would come with the lease.

My role

I helped compare locations and work through the proposed lease and buildout responsibilities. That included coordinating information about medical and X-ray space requirements, communicating with the client and the landlord’s representatives, and moving proposals and attorney revisions through the process. I also helped address the date rent would start and the signing arrangements as the agreements took shape.

The outcome

CNS completed leases for its Harrisburg location. The lease process addressed the medical space requirements, planned improvements and responsibilities needed to prepare for occupancy.

The need

Uncle Leroy’s Candy Kitchen needed space for food production, packaging, and storage. A useful property had to accommodate the work itself, including loading access, equipment, and the improvements needed for the operation.

My role

I helped screen properties against those requirements and work through questions about HVAC, flooring, drains, equipment removal, and potential expansion. I coordinated the letter of intent and lease discussions, including who would be responsible for improvements. After signing, I also helped prepare draft correspondence for a township discussion about the proposed operation.

The outcome

The business signed a lease for a Lancaster location. My work connected the property search to the practical needs of a food-production business and continued with coordination as the client worked through the next steps toward using the space.

My own and family-owned commercial property · Greenfield Road

The situation

Owning commercial property means managing what happens after a deal is signed. My Greenfield Road experience includes tenant selection, improvements, contractor coordination, lease administration, and planning for a change in occupancy.

My role

When FleetPride sought an early lease exit, I evaluated the remaining obligations and negotiated the termination while coordinating a replacement lease with Turner Construction. I worked with counsel on the documents and addressed surrender timing, repair responsibilities, operating expenses, and the transition to the incoming tenant. Across the property, I also handle the ongoing decisions that connect building condition and tenant needs to cash flow.

The outcome

The FleetPride termination and Turner lease were completed as part of a coordinated tenant transition. This is ownership experience that informs how I help clients assess lease terms, improvements, and the practical consequences of a property decision.

The need

Contractors supporting a nearby data-center project needed local commercial space. My involvement centered on the industrial property I own and how it could serve the teams working on the project.

My role

I leased space to Turner Construction and Poole & Kent, working through lease negotiations, improvements, operating responsibilities, and documentation. The Turner lease also required coordination with an outgoing tenant. I worked with contractor representatives and advisers to address their space needs and lease terms.

The experience

Those contractor leases provide firsthand experience with the real estate needs surrounding a major construction project. I also explored a potential data-center property acquisition; that remained an evaluation. My work to date is in contractor leasing and property analysis, and it informs the acquisition support and local coordination I offer project teams.
