The episode descriptions do not establish that a particular Pennsylvania property is ready for a project.
A primary-source reality check
PJM’s January 14, 2026 explanation of its long-term load forecast provides background. It describes substantial expected electricity-demand growth while reducing some near-term expectations after closer review of large-load requests. PJM also distinguishes projects with firmer commitments from less-certain, longer-term proposals. This is a planning forecast, not a promise of electricity service for an individual parcel.
What to ask about a potential site
For a Pennsylvania property owner or project team, my practical takeaway is to separate the land opportunity from the evidence needed to carry it forward. Ask what the serving utility can support, what studies or improvements remain, and which parts of the schedule are confirmed. Keep those answers alongside access, land-use review and the proposed facility’s operating requirements. These are questions for the responsible specialists and agencies to resolve.
Nearby space is a separate opportunity
Construction teams, suppliers and long-term operators may need very different properties and lease terms. Do not assume temporary construction activity becomes permanent demand for nearby warehouse or flex space. Identify the prospective occupant, its actual space requirements and the duration of its need before making a leasing decision.
Bring the community into the conversation
Ask what the proposal would mean for neighbors, infrastructure and municipal services, and which commitments can be documented. Those local details deserve the same attention as the national investment story.
The opportunity is worth studying. The useful real estate work is turning a broad AI trend into verified requirements, realistic timing and a property that fits.
