How do I convert rent per square foot into a monthly payment?

When the quote is annual, multiply the leased square footage by the annual rate, then divide by 12. Confirm the quoting period first.

Work through the decision

Use the square footage that will appear in the lease, which may differ from the usable area you measured. Calculate base rent and additional per-square-foot charges separately so each assumption remains visible.

What does NNN mean in a commercial lease?

NNN means “triple net.” It generally refers to property taxes, building insurance and maintenance expenses paid in addition to base rent. The written lease determines what the tenant must pay.
